Tracey formed her own Settlement Agency in 2014 and recently came across a fantastic opportunity to take over the ownership of WA Settlement Services, which she did in mid-2016.

WA Settlement services has been established for over 30 years, and Tracey’s goal is to maintain the unbeatable reputation of this longstanding business by making it her mission to achieve the best possible outcome for her clients — from first home and private buyers to sellers and investors.

What does a Settlement Agent do?
A Settlement Agent prepares the necessary paperwork to change the name on the property title deeds from the Seller’s name into the Buyer’s name.

When acting for a Seller:

  • Prepare Offer and Acceptance (if required), including liaison with all parties to ensure conditions are met.
  • Undertake a title search to confirm property ownership and obtain information about any claims on the title.
  • Identify the Seller to ensure they have the right to transfer the land.
  • Obtain rates information and calculate financial adjustments.
  • Co-ordinate banks, solicitors and agents to ensure settlement occurs.
  • Attend settlement on the Seller’s behalf.
  • Ensure the effective release of any mortgages over a property.
  • Deposit sale proceeds to the Seller’s nominated bank account(s).
  • Attend to payment of Real Estate Agent’s commission.
  • Ensure outstanding rates are paid.

When acting for a Buyer:

  • Review Offer and Acceptance, including liaison with all parties to ensure conditions are met.
  • Undertake a title search to confirm property ownership and obtain information about any claims on the title.
  • Prepare transfer documentation.
  • Attend to payment of stamp duty.
  • Obtain rates information and calculate financial adjustments.
  • Co-ordinate banks, solicitors and agents to ensure settlement occurs.
  • Attend settlement on the Buyer’s behalf and lodge necessary documentation at Landgate (if required).
  • Ensure outstanding rates are paid.
  • Advise rating authorities of a property transfer.
